JUST ANNOUNCED.  The Treasury is going to print some money to save the investors who purchased all of the worthless Mortgage Backed Securities.

This will do NOTHING, absolutely NOTHING to help home owners who can't sell their home. 

This will do NOTHING, absolutely NOTHING to help home owners who owe more than the market, assessed or appraised value of their home.

SO, the government is now going to bail out the investors who made bad investments and purchased the junk securities backed by so many mortgages that eventually defaulted and the securities became worthless. 

The hand-outs to commercial and investment banks has an interest rate of about 8%. 

There is no interest due on money when the government just buys securities. 

I wonder if Secretary Paulson will call these Mortgage Backed Securities "assets"?

What the bailout plan means from a real estate point of view

The subprime mortgage mess has caused the demise or takeover of investment companies and banks. Now, the government has stepped in with a plan that could save other companies and banks as well as individuals who are in danger of losing their homes.

Though many details of the plan won't be worked out for some time, here is a simplified example of one way the bailout will work, according to realtytimes.com.Bank Bailout Stuart Florida real Estate

Say an investor bought a bond fund containing a pool of 100 mortgages. Now, 24 of them are delinquent, but 76 are still being paid on time. (The Mortgage Bankers Association says those delinquency numbers are close to the reality in mortgages today.)

Because of the delinquencies, the fund gets a bad reputation. The best offer to buy it is for about 20 cents on the dollar, in spite of the fact that 76 mortgages are still good.

At that point, the government could step in and buy the pool of mortgages for a more realistic price. Once it has done so, it can work with lenders and individuals to create new mortgages that would be more affordable. Over a couple of years, the plan might help 15 of the troubled mortgage holders save their homes and pay on time.

The bond fund would then be worth more money. The government could resell it, possibly at a profit. Financial guru Warren Buffet says that if this part of the program is done wisely, the government could make money on it.

Financial experts say it's too early to know how successful the programs in the bailout will be. But by buying up incorrectly valued mortgages at a fair price, the government will pump new money into the market, money that can be used for new home mortgages that could be obtained at lower interest rates. The Fed's recent half-point interest rate cut should help with that.

From a real estate standpoint, the plan could take a while to work. Over time, however, the results should be favorable both for distressed mortgage holders and for home buyers just coming into the market.

Credit Unions, small banks shine in difficult times

Credit Unions, Gabe SandersWhile the biggest banks are suffering from a subprime mortgage fallout, community banks and credit unions haven't had big losses. They never made risky loans. Credit unions are different from other financial institutions because they are not-for-profit cooperatives. They are owned by the members and operated mostly by volunteer boards.

One financial analyst interviewed on Fox Business says the shareholders and board members in credit unions know their own money is at risk when they make a loan, so they are more conservative.

The capital in credit unions is at an all-time high, according to the Credit Unions National Association, Inc., in Madison, Wisc. It's a safety cushion that protects them against loss and that allows them to continue in spite of recessions or turbulent financial markets.

They are known for share accounts, which may pay a little more interest than bank savings accoSmall Banksunts, and for their auto loans, which may cost a little less. Most also offer mortgages.

Credit Unions are particularly important right now because most banks have tightened their lending standards and may make loans only to people with the highest credit scores.

Some credit unions can refinance subprime mortgages, and offer other banking products no longer available from other lenders, including a five-year adjustable-rate mortgage. One reason: They don't pay dividends to shareholders. The money is reinvested in loans to meet the needs of their members.

The American Bankers Association encourages consumers trying to consolidate debt or refinance mortgages to contact community banks. While they are typically conservative, according to The Wall Street Journal, they have plenty of money to lend.

Clean Up Your Act! - For Sellers

Great advice that should be followed if you are selling your home.

My number one rule for selling a home would be cleaning.

(this would be AFTER pricing it correctly, of course)

My Nana always kept a house that "Mr. Clean" himself would be proud of.  Her husband, my Papa, was a renowned minster, and they always entertained company every day.  Some were senators and congressmen, others were even famous actors and actresses, but the majority were their everyday parishioners, neighbors, colleagues and friends.  Unless my Nana was serving the afternoon tea, you would most likely find her with plastic gloves on, a mop in one hand and a scrub brush in the other.  She was never satisfied unless you could achieve the "white glove test" without the faintest scrap of dust revealing itself. 

She may have been a fanatic, but she never had a tough time selling her home.

My grandparents built many churches in different areas of the country and were, therefore, forced to move constantly.  In any move and during any market, they never experienced a tough time selling their home.  Why?  Because they took care of the home and kept it so clean that it would be the first home sold in every neighborhood they lived in.

She used to tell me:

Cleanliness is next to Godliness.

or, my favorite:

There is a big difference between a messy home and a dirty home.

Many of us realize the great messages that can be passed down from generations or simply from the older and the wiser.  Well, this is true even when they comes from a simple minister's wife.  And they can certainly be translated into messages for the real estate business.

You don't have to have the biggest and best home to be able to sell it in this market.  But you DO have to have a clean home!  I know, I know, I can hear you sighing already.  But instead of considering putting thousands of dollars into that big kitchen upgrade, think about putting one week's worth of elbow grease into deep cleaning your home, getting rid of excess clutter and revealing the original beauty that once was your home.  Don't be embarrassed to admit it if your home needs a good thorough cleaning, we are all human and we all let life get in the way!

A good cleaning could potentially yield you a higher selling price (and faster!) than an expensive upgrade, it all depends on your current situation.

Take a look around.  You want your home to look a chic hotel room. Spotless, inviting, a retreat!  Does it look that way now?  Would people want to move in right now with their suitcases to spend a week resting at your place?  If not, consider revamping your home to prepare for selling. 

One good week of cleaning could make all the difference between SOLD and PRICE REDUCTION!!

Looking For The Invisible

Next is asbestos, a fibrous material once used for insulation, but banned in 1985.  Homes built before then should be tested, and care should be exercised not to disturb this material when remodeling these older homes. 

Another threat is lead, a toxic metal that was widely used in paint, pipes, and other materials.  Any home built before 1978 should be tested for its presence, and any lender offering HUD-insured mortgages will require a lead-safe certification for these older structures. 

Another culprit is groundwater contamination, a particular concern for homes with older septic systems or underground oil tanks, or homes near industrial facilities.  Also search for hazardous products stored in and around the home, making certain that they are removed before transfer of the property to new owners.  Be smart and be safe!
